Things to Know Before You buy

Things to Know Before You Sell

1.You want to get pre-approved for a home loan. There are many times that people will sell their home before they even know if they are qualified to buy another house. So that you know what you are going to do once your home is sold you want to make sure you get this done first.
2. Find out what your mortgage payoff is. You want to call the lender for your current home mortgage and find out this information before you try to sell.
3. Find out how much your current home is worth. Before you sell your LA House you need to know what your home's fair market value is.
4. Estimate what your costs will be to sell your house. You need to find out what the real estate commission will be; the advertising costs, signs and other fees involved in selling a home. You also need to find out what the attorney, closing agent and any other professional fees are going to be.
Then there is an excise tax on the sale, the prorated cost for your share of annual expenses such as homeowner association fees, property taxes, and fuel tank rentals. You also need to know about any other fees that you as the seller will have to pay such as for inspections orsurveys. They can tell you a very close estimate of what the seller closing costs will be when you use a real estate agent to sell your LA House.
5. Figure out what your cost will be to buy a new house. The lender you want to use should be able to give you a disclosure of estimated costs when you apply for the pre-approval of a loan.
6. Figure out your estimated proceeds. You want to deduct the mortgage payoff of your home's fair market value and deduct the costs to sell from the remainder to figure out the proceeds you will be getting at closing.
7. Make any repairs to your home that is necessary before you try to sell your house.
8. Get your home ready to show to potential buyers.

Staging a Home

  • Fix any visible problems that might be a red flag for potential buyers, including repainting stained walls.
  • Cover damaged kitchen or bathroom floors with inexpensive peel-and-stick vinyl floor tiles — if a more expensive change seems out of the question.
  • Repaint public rooms that will garner a lot of a buyer's attention, including the kitchen, dining room, and living room.
  • Clean up the exterior of the house, added potted plants, repair damaged walkways, and put a fresh coat of paint on the front door.Rent a storage unit and get rid of about half the furniture and most of the personal items.
  • When showing the property, turn on every light in the house and tune radios on each floor to the same classical music station.
  • Suggest that the owners refrain from doing much cooking (baking sweets is a good idea, however) and put good-smelling soaps in all the bathrooms.
